For nearly 30 years, APG has been acquiring, renovating, re-positioning, leasing, managing and selling garden office buildings in our footprint from Atlanta to Raleigh. Office Market cycles can be quite disruptive to rents and values, hence our experience spans many markets and cycles, as well many seller types, including banks and troubled sellers.
Two Story Office Building
APG acquired and developed this 65,000 SF two building office project with front door parking, beautiful landscapes, and 13 acres of surplus land from Chemical Bank in 1990. The investment was a huge success through land entitlements and sales, as well as the JV development of the apartments. The office park is presently leased to more than 23 tenants with all returns exceeding our wildest expectations.

APG purchased and redeveloped a 186,000-square-foot office building on 17.5 acres which was expanded to 217,000 sq ft when 100% leased to the North Carolina Department of Justice. NC DOJ then purchased the property in 2008 resulting in extraordinary returns as APG exceeded expectations with a sale at $38.5 MM to the State.
Corporate 4 story Office Building
APG's goal was to acquire, redevelop, and lease this vacant office project in Raleigh's Cameron Village. This 60,000 SF building is home to Colliers International (Raleigh Division) and IAT Insurance. It's adjacent to Cameron Village and originally included the land that was sold to Wood Partners for 616 Oberlin. There are three additional prime parcels adjacent to the project that are on reserve for mixed-use development.

This property, located off Davis Drive in Research Triangle Park, was acquired in 2007 with local tenant in tow. The property consists of two buildings which have a combined square footage of 52,000. When acquired, APG renovated and completed unfinished spaces and sold the property in 2014.

4001 WESTON PARKWAY
This is a 40,000 SF Class A Office building located between Raleigh, RTP, Durham, and Chapel Hill. APG the vacant property, redeveloped the interior, and then sold the property in 2002. Colliers International (Raleigh Division) has been representing the owners of 4001 Weston Parkway since 1996 and last sold the property for more than $250/SF in 2015. It is now serving as the local office for Kruger Engineering.
