Anthony & Co. ONCOR International would like to express sincere appreciation to our clients and to our commercial real estate colleagues for an excellent 2008 and a robust forth quarter.  Several fourth quarter transactions that were successfully negotiated include:

SALE TRANSACTIONS
Lee Holder, Senior VP, negotiated the sale of a 20,000 SF flex building at 123 Sigma Drive in Garner to an investor group.  Lee represented the seller.

Larry L. Lakins, II, VP, represented McCracken Enterprises in the sale of 251 Towerview Court, a 16,000 SF flex building in Cary.

Kathy Gigac represented the owners, Realty Income Corporation, in the sale of 130 Annaron Court, the former All Tune and Lube, in Raleigh.

Frank Quinn and Geoff Loftin represented the purchaser, New Hill Place LLC, in the acquisition of 18.42 acres in Holly Springs.

LEASE TRANSACTIONS
Sandy Allen and Ron Perkins negotiated a 49,000 SF lease at 2700 Angier Avenue, Building B, in Durham.  Sandy represented the Landlord, W.F. Lewis, and Ron represented the tenant, Measurement Incorporated. 

Kathy Gigac and Lee Holder represented the landlord of 6200 Falls of Neuse, in the negotiation of a 6,037 SF lease to New Hope Presbyterian Church.  Services will start in the beginning of 2009.

Lee Holder negotiated the office lease expansion at Venture Center IV on Centennial Campus for Webassign, an internet based homework assignment and automated grading system which is enjoying great success in the High School and University areas of eduction.

Kathy Gigac and Rudy Barber negotiated the lease renewal of Trust Atlantic Financial Corporation at One Springfield Center, located at 6131 Falls of Neuse Road in Raleigh.  Kathy and Rudy represented the Landlord in the negotiate of the lease renewal of Camelot Illustrations and the lease renewal of Above and Beyond Staffing at 901 Kildaire Farm Road in Cary.

Lee Holder negotiated the renewal of Scott Earps, DDS Dental Office lease at 800 St. Mary's Street.

Annette Montgomery represented both the owner, DJBL Enterprises LLC, and the tenant, Blandin Services Company, in leasing at Cambridge Condos, Shannon Road in Durham.

Baxter Walker negotiated a lease at Windel Commons on Six Forks in Raleigh.

Ron Perkins represented both the tenant and the Landlord in the Morissey Mechanical lease at 4007 Estate Drive in Creedmoor.

Larry L. Lakins, represented Geotrak, Inc. in the negotiation of a lease at Pinehill Business Park.  Gray Creek of NAI Carolantic Realty represented the Landlord.

Kathy Gigac and Steve Robinson represented the landlord in the negotiation of a new lease to Cafe Capistrano at Carpenter Village in Cary.  The restaurant will open first quarter 2009.

Kathy Gigac and Dana Dowling represented the Landlord in the negotiation of a new lease by the Garden Salon at Pavilion East at Lakeview in Durham.

10/08/2008 Baxter M. Walker, III, negotiates Davtech, LLC, lease in Fuquay-Varina, NC
Anthony & Co. ONCOR International is pleased to announce that Baxter Walker, Associate VP, negotiated the 14,847 SF lease of flex space to Davtech, LLC, at 1412 Stewart Street in Fuquay-Varina, NC.

10/07/2008 Kathy Gigac and Steve Robinson negotiate U.S. Army Corps of Engineers lease
Anthony & Co. ONCOR International is pleased to announce that Kathy Gigac and Steve Robinson negotiated the lease of office space to the U.S. Army Corps of Engineers at Carpenter Village in Cary, NC.

Anthony & Co. ONCOR International is pleased to announce that Lee Holder, Senior VP, negotiated the office lease renewal of long time tenant Bart Swarr, DDS, at Campus North in Raleigh.  Lee Holder represented the Landlord and Lloyd Rothschild represented the Tenant in the transaction.

10/06/2008 Kathy Gigac and Rudy Barber negotiate Make My Day lease in Garner, NC
Anthony & Co. ONCOR International is pleased to announce that Kathy Gigac and Rudy Barber negotiated the lease of office space at 1411 Aversboro Road in Garner, NC, to Make My Day! Therapeutic Clinic, a therapeutic massage clinic.  Kathy Gigac and Rudy Barber represented the tenant in the transaction.

10/06/2008 Dana Dowling and Kathy Gigac negotiate Mediterra Grill lease
Kathy Gigac and Dana Dowling of Anthony & Co. ONCOR International, negotiated the lease of Mediterra Grill, a Mediterranean cuisine restaurant, at Lakeview at Pavilion East.  The new restaurant will open in January of 2009.

10/06/2008 Larry L. Lakins, II, negotiates Central Locating Service, Ltd. lease
Larry L. Lakins, II, Associate VP at Anthony & Co. ONCOR International, negotiated the lease of flex space to Central Locating Service, Ltd., at 5100 Unicon Drive, in Wake Forest, NC.  Larry represented the Landlord in the transaction.  Central Locating Services, Ltd. (CLS) is one of the nation's largest underground utility locating companies.

10/06/2008 Kathy Gigac and Rudy Barber negotiate GILERO, LLC, lease
Anthony & Co. ONCOR International is pleased to announce that Kathy Gigac and Rudy Barber represented GILERO, LLC, in the leasing of office space at the Triangle Business Center.  Kathy Gigac and Rudy Barber represented the Tenant and Ken Pennington of BPG Management represented the Landlord in the transaction.  GILERO is a full-service biomedical product development company specializing in high-volume disposables, such as drug and fluid delivery systems, and other medical devices constructed primarily of plastic and silicone materials.

Anthony & Co. ONCOR International is pleased to announce that Kathy Gigac and Rudy Barber negotiated the lease of office space at 901 Kildaire Farm Road in Cary to Amedisys.  Kathy Gigac and Rudy Barber represented the Landlord in the transaction.  Amedisys is a leading multi-regional provider of home health care nursing services including skilled nursing, aides, PT, OT, ST, MSW and specialized nursing services.

Anthony & Co. is pleased to announce that Lee Holder, Senior VP, negotiated the sale of an office building at 1101 Capital Blvd. in Raleigh, NC.  The building is approximately 4,032 SF.  Lee Holder represented the seller and Vic Wynne represented the buyer in the transaction.

Anthony & Co. ONCOR International is pleased to announce that Lee Holder, Senior VP, negotiated the lease of 168,295 SF at 2910 Weck Drive in RTP to Global Electric Electronics Processing, GEEP.  GEEP is an industry leader for state-of-the-art recycling for electronics, telecommunications, and manufacturing, electric and utility power companies. 

08/28/2008 Kathy Gigac and Rudy Barber negotiate 31,005 SF lease at Research Tri-Center II
Anthony & Co. ONCOR International is pleased to announce that Kathy Gigac and Rudy Barber represented Metech International in the negotiation of 31,005 SF of warehouse space at Tri-Center II in Durham, NC.  Metech International is an integrated electronics recycler and precious metals refiner that services customers across North America. 

08/25/2008 Anthony & Co. announces sale of 118 acres on US 70-A in Hillsborough
Anthony & Co. ONCOR International is pleased to announce the sale of 118 acres on US 70-A in Hillsborough, NC.  Jim Anthony and Annette Montgomery represented the sellers, while Steve Robinson represented the buyers. 

08/18/2008 Kathy Gigac and David Leake negotiate Matris Solutions lease at 200 Meredith Drive, Durham
Anthony & Co. ONCOR International is pleased to announce the lease of office space at 200 Meredith Drive in Durham, NC, to Matrix Solutions.  Kathy Gigac and David Leake represented the landlord in the transaction.

08/12/2008 Ron Perkins negotiates lease at Virgilina Road in Roxboro

Ron Perkins of Anthony & Co. ONCOR International negotiated Bullins-Guynn, Inc.'s lease of 14,090 SF at 921 Hardee Street in Durham.  Ron represented both the Tenant and the Landlord in the transaction.

07/18/2008 Kathy Gigac and Rudy Barber negotiate Paper Factory renewal at the Burlington Outlet Village
Anthony & Co. ONCOR International is pleased to announce that Kathy Gigac and Rudy Barber negotiated the renewal of The Paper Factory's 4,300 SF, five year lease at the Burlington Outlet Village.

07/10/2008 Lee Holder negotiates American General Life and Accident Insurance lease at Campus North
Anthony & Co. ONCOR International is pleased to announce that American General Life and Accident Insurance Co. renewed their lease at Campus North Office Park for five additional years.  Lee Holder, Senior VP, handled the transaction.

07/07/2008 Jim Boyd negotiates City of Durham lease at 5285 N. Roxboro Road
Anthony & Co. ONCOR International is pleased to announce that Jim Boyd negotiated the lease of 5285 N. Roxboro Road, a 6,547 SF building in Durham.  Jim represented the Tenant, the City of Durham, and the Landlord in the negotiations.

07/07/2008 Don Traflet, CCIM, negotiates sale of Lochmere Pavilion in Cary
Anthony & Co. ONCOR International is pleased to announce that Don Traflet negotiated the sale of Lochmere Pavilion, at 2425 Kildaire Farm Road in Cary.  Anthony & Co. Property Management Group will manage the 32,500 SF building that includes many retail businesses:  spa, fitness center, pilates, florist, dry cleaners, financial services, restaurant, coffee shop, and a wine store.

06/25/2008 Dana Dowling and Don Traflet, CCIM, negotiate Southern Things, Inc. lease at Newton Square
Anthony & Co. ONCOR International is pleased to announce the lease of 1,377 SF in Suite 112 at 240 Newton Road in Raleigh.  Southern Things, Inc. specializes in gourmet foods and gifts and will open business July 1.  Don Traflet and Dana Dowling represented the Landlord in the transaction.

05/22/2008 Sandy Allen and Ron Perkins negotiate lease of 2700 Angier Ave., Durham

05/16/2008 Kathy Gigac and Rudy Barber negotiate lease at 527 E. Chatham, Cary
Anthony & Co. ONCOR International is pleased to announce the lease of 1,800 SF at 527 East Chatham in Cary to Sea of Blessings Ministries, for their church and theology school.  Kathy Gigac and Rudy Barber represented the Landlord in the transaction.

05/07/2008 Kathy Gigac and Dana Dowling negotiate Green Tango lease at Pavilion East
Anthony & Co. ONCOR International is pleased to announce the lease of retail space to Green Tango at Pavilion East at Lakeview in Durham, NC.  Scheduled to open September 1, 2008, this salad and sandwich concept has leased 1,554 SF at the Erwin Road mixed-use development.  Kathy Gigac and Dana Dowling represented the Landlord in the transaction.

04/17/2008 Jim Boyd negotiates sale of 1708 E. Hwy 54
Anthony & Co. ONCOR is pleased to announce the sale of a 6,500 SF building and land at 1708 E. Highway 54 in Durham.  The sale was negotiated by Jim Boyd.

04/17/2008 Bradco Roofing Supply purchased 60,000 SF building
Lee Holder, Senior VP of Anthony & Co. ONCOR International represented Bradco Roofing Supply in the purchase of a 60,000 SF building located at 1140 New Hope Road in Raleigh.

04/17/2008 Kathy Gigac and Rudy Barber negotiate renewal of Allen Edmonds at the Burlington Outlet Village

04/16/2008 Anthony & Co. Celebrates Multi-Lot Success
Larry L. Lakins, II, Associate VP at Anthony & Co. ONCOR International, has sold six industrial lots in Neuse Industrial Park at South Forest.  Currently, Larry has another lot in the development under contract.  Only six lots ranging from 1-2 acres, remain in the Wake Forest Development.

03/04/2008 Anthony & Co. celebrates 38 acre success team
Anthony & Co. ONCOR International is pleased to announce that Lee Holder and Steve Robinson recently team up to accomplish a significant 38 acre land sale in Wake Forest.  The tract is on W. Main Street, fully served by water and sewer and will be developed as single family lots for homes to be priced in the $300,000-$400,000 range.  1st American Land Development is the developer.

02/13/2008 Cary Optometry Practice gets new address
Anthony & Co. ONCOR International has assisted Cary optometrist Marcia Detloff, O.D. with her purchase of a new office condo in St. Charles Place at 160 E. Maynard Road, Cary.  Kathy Gigac and Rudy Barber of Anthony & Co. represented Dr. Detloff.
